Your Questions About East Bay Marketing

Daniel asks…

Should I sell my home in this market and wait, I have 60% equity on 40debt in the house.?

I have a home a bought a while ago. I have $300,000 mortgage and the value of the house is at $700,000.I have no problem making my payments. Should I sell my house and wait for the market to lower and purchase a bigger home for cheap by the end of the year. I do live in this home and it is my primary residence. But I feel like if I sit on this home I’ll lose all my equity and just have a mortgage. My house is valued at 60% higher than most homes in my area and thats just by comparisons and drive by appraisal not a walk through appraisal. i’ve added so many upgrades and renovations and eveyone says it’s the best house in the neighborhood. I live in east bay area. Pleasant Hill Area

admin answers:

I got this advice myself cause I was thinking like you. For most Americans houses are not made to be a money making device. Live where you want and sell only if you need more space or need to move areas. If you try to hit the real estate market just for profit you might very well get burned. You are safe in most California markets, so dont worry about a huge decline if you live in LA, SF, SD ect. Also dont let someone sell you on taking money ut of your house. You will pay more in interest than you will make in safe investments

The trick is to focus your previous work/volunteer experience on what the Target position is looking for, customer service. There’s also a lot of information here. A hiring manager will spend less than a minute skimming a resume, so you want to make sure they see items that will sell you as being great at the job they’re looking to fill. Perhaps you could eliminate the oldest positions if they don’t help you get this job (like babysitting, volunteer reader). I would aim to fit everything on 1 page.
You’ll also want to use consistent formatting and the same verb tense throughout.

Maria asks…

Got a lowball offer on our house. Should we take it off the market and “ride it out”?

We’re in the East Bay of the San Francisco Bay Area. We originally listed our home on 4/15 for $675,000–$20,000-$40,000 below our best comps. 2 months later we dropped the price to $649,000. A couple offered $590,000 and we countered closer to our asking price. They’ll probably walk. Their fear is that they’ll buy the house and it will drop in value. Uh–so we’re supposed to validate their fear by devaluing our property? Not. We don’t have to move. Should we just sit tight? Keep our home on the market? Or take it off until things start to pick up again? How long do you think we should keep it off? Do you think things will get better next year? Or will we be living there another 10 years? We want to live closer to my mom and dad and thus the move. Our current house is great & not the issue. Ugh–this is frustrating. We put a lot of $$$ into fixing up the house for the market. If we let the house go for what these people want to pay we’d be breaking even.

We have a loan with World–but we’re not paying interest only and we’re fixed thru Nov. Can you tell me a little about how pre-pay penalties are illegal?

admin answers:

If your not a MOTIVATED seller ride it out. It only has been around a couple of months. I would stay on top of the comps in the area. If houses are selling all around you for top dollar I would locate some people to be dead honest about they opinion concerning your home. Something my be a little off and may be the reason why your house isn’t the one buyers are choosing. Better yet go check out some listed properties. See how your home compare to those and keep your eye on them. Also always have your home in show mode if not already. Counters cleared, no pictures of kids and family ect. Make it as neutral as possible. No personal stuff if you can help it. When people are going to spend over a half a mil they get picky.

Good Luck

Ken asks…

why i don’t have a girl friend?

I have seen my friends going out with their girl friend and they teasing me a lot. I have always thinking why i don’t have one. my co-workers, sometimes, asking me ” Hey, Kyle where is your girl friend”. I responded, sigh “I don’t have one. I don’t know why”. And I strongly believe there is something wrong in me although I am trying to discover it. Then I start to upgrade my appearance and language.

I am Chinese/vietnamese
Oakland High School graduated with 315 units
Currently attending California State University of East Bay
Working at a Farmer’s Joe Market for learning how some illiterates/Americans/immigrants feel in this society: trying to experience the bitterness, and bringing ideal of human life value into me.
Learning martial arts: taekwando, hapikido, and going into kickboxing.

Life time: devote into education/family/self-centered/try to be re-silent/music is the driving force of my life.

Time available: only Friday.

Future: international/marketing business major.

admin answers:

You sound fairly nice. You seem like a cool guy. I’d guess/say that maybe your available time (being only Friday) may not be enough to get out there and meet people (ladies). Though I’m sure you get out enough. Or maybe you’re too picky. That’s what I get a lot. Hope I helped.

Mandy asks…

Why does the main MLB media outlets continue to ignore the Angels and the amazing season they are having??

I am sick and tired of reading headlines about what Manny ate for breakfast or how Derek Jeter cut himself shaving (no disrespect to those players). The Angels are on a tear, easily the #1 choice for the best team in all of baseball yet they get hardly any attention. Even after sweeping the Red Sox TWICE and the Bronx Bombers this past weekend, they still get mentioned about the same amount as Tampa Bay. I understand that there is a huge market for East Coast teams, but Southern California is also a comparable market. In the past 5 years Angels stadium has always ranked in the top 5 as far as season sell-outs and what not. Yet ESPN will spend 15 minutes talking about how Papelbon learned a new jig over any Angels news. The culprits also exist in Yahoo and various other online outlets. MLB.COM is about the only site that gives some notice to the Angels besides the teams own website.
Team stats as of today (8/11/08):

– 74 wins – 43 losses (best record in ALL of baseball)
– 36 – 22 home record
– 38 – 21 road record
– great starting rotation, awesome relief
– K-Rod on his way to breaking the all-time single season saves record

In years before the offense has been in question, but that quandary was put to rest with the stellar offense of this season. In the past few years whenever the Angels have made the playoffs, pretty much the WS champs have to go through Anaheim. ’04 the Red Sox, ’05 the White Sox, ’07 The Red Sox again. I can go on and on, but I want to ask others for their thoughts. I am hoping for well written answers, not some lame answer from a 15 year girl that thinks Jeter is cute or some crap like that.

admin answers:

I would say that the real reason for that is that you major outlet for most people is ESPN and they are homers for the Sox and Yankees…they still cover ManRam like he is on the Sox and they seem to like to disrespect the teams that are doing better because they are not the Sox or the Yankees. As far as the LA market, there is so many other things to cover in LA (movie stars…) that sports do not get the coverage that they do in Boston and NY, a lot of nationwide stories are collected from the writers in Boston and NY so you have papers nationwide jumping on board the train.

I think the Angels should not be surprising anyone at this point but due to the lack of coverage which I find to be LESS than what the Rays get at this point (the Rays get coverage because everyone is predicting their demise), which is horrible considering that the Angels should be the model of what to do to build a franchise. They have pitching, both starting and bullpen, plus the offense that can play both a long ball game and a manufacture game….they have it all!
